Phillip P. Burton Federal Building
Enovity is providing full Operation, Maintenance and Repair services at this facility for the Federal GSA. Our staff rely on Enovity’s Building Operating Plan that establishes on-going preventive and/or predictive maintenance, operations protocols for all HVAC, BAS, electrical, sewer and water equipment; quality control and emergency shutdown procedures; equipment troubleshooting; systems retro-commissioning; utility curtailment; and as-needed equipment repairs. The Phillip Burton building was the site of the first BACnet controls integration installation in the U.S. Today Enovity self-performs all controls programming, controls upgrades and equipment repair at the facility. We are also utilizing advanced fault diagnostic detection (FDD) tools, such as PACRAT and NIST’s VPACC, to closely monitor the building’s HVAC systems performance. We manage or self-perform on-going capital-intensive infrastructure improvements and are implementing an Energy Efficiency Management Plan to incorporate sustainable and verifiable energy-saving programs at the facility. The building is also part of the GEMnet network that Enovity manages for GSA’s Region 9. GEMnet is an integrated web-enabled suite of software tools that includes a computerized maintenance management system (CMMS) called Maxweb that efficiently manages O&M work orders and allows remote monitoring of control systems to reduce operational costs by improving energy efficiency and reducing peak demand. Enovity also assists GSA in regional facilities energy planning and forecasting.
In addition to its O&M services, Enovity has managed various comprehensive systems improvements for the building that include:
